Online Searching through the website
The Miami County Recorder’s Office is pleased to announce that as of October 30, 2024, documents from 1998 through present day can now be found online at the link below at "search the index" by name or book and page. To search documents from 1980 through 1998 you can search by book and page. Our goal is to make this process as simple as possible. If you need help, please do not hesitate to contact our office between the hours of 8 am and 4 pm at 937-440-6040. As always, documents may be purchased at our office located at 201 West Main St Troy, OH 45373 at the Miami County Safety building during regular business hours.
On the link below, you will be directed to the “AVA” webpage. There, you will be given several options on which to conduct your land records search. For optimum success, the Miami County Recorder urges users to use the name for your search. You would not search by parcel number or address as those are not provided on all documents and therefore would not come up on your search.
Searching Records Remotely
Abstractors and Title Searchers
Miami County offers remote access to indexes and document images. If you need a more in-depth search of County land records than what "AVA" can give you and you wish to obtain remote access to documents through “Laredo Anywhere” you can visit the FIDLAR Technology website and sign up for "Laredo Anywhere" access. https://www.fidlar.com/Laredo.aspx
Digitization of records is an ongoing project. Indexed information entered for documents recorded prior to 1998 is being verified. Please cross-reference Indexes and images of those documents. Updates to this information will be posted on an ongoing basis.
Search of Laredo's earliest documents up through the year 1980 should be verified with the written Geographical, Name and also Green Abstract indexes (all of these have been scanned). Name indexes are in the process of being scanned and those books are about 1/2 scanned, please check back for those as we update

Public Records Requests
For non-watermarked copy of your document all public records requests please email the Recorder's office at recorder@miamicountyohio.gov. Starting January 2026 there will be a 2.00 per page charge to get an emailed copy. You can get copies without charge by searching in "AVA" or "Laredo Anywhere" (see above information in Search index or Fidlar website)
Copies of real estate records may obtained in digital or paper form.
- In accordance with Ohio Revised Code Section 317.32, copies prepared by the Recorder’s Office staff are $2.00 per page (pre-payment is required).
Recorder’s Office Public Records Policy

Documents recorded in the recorder's office generally are considered to be public records. Other persons have access to the information contained in recorded documents.
